The Memphis Depot Business Park (MDBP) is one of the fastest growing commercial/industrial business park in the Memphis area. The park is zoned for light industrial use and is situated on a 642-acre site, with more than four million square feet of enclosed space. Most distribution, manufacturing, light assembly and service-oriented companies will find that the MDBP is an ideal location because of its close proximity to the Memphis International Airport, Interstates 240/55, intermodal rail yards, the Fed Ex World Hub, the Southern Region Headquarters of United Parcel Service and Downtown Memphis. As an added feature, MDBP offers 24-hour gated security and an on-site Police Precinct.

The Redevelopment Plan for the Memphis Depot is the result of an extensive community, business, education, public service, and government participation process. The process also included assessment of local, regional and national markets. The Depot Redevelopment Plan will provide the blueprint for achieving maximum local benefits from the Depot's conversion to non-military use, such as good jobs, competitive incomes, needed community facilities and new investments into the community.
The Redevelopment Plan for the Memphis Depot includes:
- Re-use of 4.1 million square feet of existing light industrial, assembly, commercial and distribution space, with additional land for new development.
- Education and training facilities to address the area's education and training needs.
- A prominently located Memphis Police Precinct and public recreation area.
The primary markets for existing facilities at the Depot include, (1)distribution; (2)medical equipment, instruments, products and supplies; (3) computer, office equipment and repair; (4) printing and publishing; (5) back office operations; and (6) food processing and plastic products.
To accommodate the activities at the site, some demolition was necessary in order to reduce the density; improve the flow of traffic; provide for necessary parking areas and generally upgrade the appearance of the site.
Due to the redevelopment of the Memphis Depot, external traffic circulation increased. Current roadways are, however, underutilized and improvements to Airways Boulevard are planned in the future.

The mission of the Depot Redevelopment Corporation (DRC) is to guide the Memphis Depot Business Park in becoming a premier business center in the Memphis community. As planned, the redevelopment will generate economic growth and improve quality of life through compatible site redevelopment, business recruitment and new job creation. DRC will provide an environment for new and existing businesses to grow and compete locally and globally. The economic stability of the overall community will be enhanced as businesses are encouraged to hire qualified former Depot employees and local community residents. Public health and the safety of the community remain the number one priority through environmental remediation work and open communication with neighboring businesses, residents and tenants.
